Booking & Payments
Reservations must be made by guests aged 18 or older.
Full payment is required at booking unless otherwise stated.
We accept major credit cards and approved payment methods.
Cancellations & Refunds
All bookings follow the stated cancellation policy (typically strict, as listed on your booking platform or confirmation).
Cleaning fees are refundable if the stay is canceled before check-in.
We do not provide refunds for weather-related cancellations or other force majeure events.
Check-in / Check-out
Check-in: 4 PM (early check-in available for a fee, if arranged in advance).
Check-out: 11 AM (late check-out available for a fee, if arranged in advance).
Unauthorized late check-outs may result in additional charges.
Guest Responsibilities
Guests must follow the provided house rules, including respecting quiet hours and neighbor privacy.
Guests are responsible for any damage or missing items during their stay.
Pets are only allowed in designated cabins with prior approval and an $85 non-refundable pet fee (maximum one pet per booking). Guests are responsible for cleaning pet waste and any pet-related damage.
Use of Amenities
Guests use amenities such as hot tubs, firepits, saunas, and cold plunges at their own risk. Children must be supervised at all times.
Bear Branch Cabins is not responsible for accidents, injuries, or loss of personal items during your stay.
Prohibited Activities
No smoking inside the cabins.
No unauthorized parties or events.
No illegal activities on the property.
Force Majeure
We are not liable for cancellations or interruptions due to events beyond our control, including severe weather, natural disasters, utility failures, or government actions.
Third-Party Bookings
Reservations made through platforms like Airbnb or Vrbo are additionally governed by the platform’s terms and conditions.
Modifications & Termination
We reserve the right to modify these terms at any time.
We may refuse or terminate bookings if these terms are violated.
Governing Law
These terms are governed by the laws of Kentucky, USA.
